As the owner or manager of multifamily units, keeping up with a regular maintenance schedule for the property helps you take care of your tenants. Here are three tasks you don’t want to miss as part of the property’s upkeep.
It is hard to maintain control over everything that goes on in a commercial property that others rent. It may be your building, but it’s your tenants’ homes. Keeping their homes free of bugs and other pests can increase their satisfaction and encourage good renters to stay longer. Every region is going to have pests that are specific to that area, but frequent spider pest control is a good idea for almost every area. Have a professional exterminator treat your building at least once a quarter.
A common feature people want in their homes is to feel safe. You can protect both your building and your tenants by checking safety measures periodically to make sure they’re still intact and working. Inspect the locks on each door and the alarm system (if applicable) to ensure the safety of your renters. Install a smoke detector outside each bedroom area and in a central location on each level. Test them at least once a year to make sure that they are in good working order, and replace them quickly if they malfunction.
Changing air filters on a regular basis not only improves air quality in the space but also protects your heating and air conditioning unit. As a general rule, a good air filter can be changed every 3-6 months. You can choose to go with a less expensive air filter, but keep in mind that it may need to be changed more often to maintain good air quality and keep dust out of your HVAC system.
